The project must address NYC’s economic development goals and critical NYCIDA policy objectives, including following stringent energy efficiency measures, as outlined in Local Law 97, to minimize its carbon footprint.
The new campus must meet community expectations and give back to the up-and-coming Queens neighborhood. In response, we emphasized the development’s clear advantages for the local community, including job creation, partnering with local businesses, sales tax revenues and economic development, and co-working space.
ThinkForward facilitated the NYCIDA transaction, including pre-development work. For the past few years, we’ve worked closely with our client, serving as financial advisor, to position the company for optimal financing. Our team of consultants explored green initiatives, community outreach opportunities, and critical NYCIDA policy objectives to clearly communicate the project’s positive local impacts.
We demonstrated how the project will generate a robust workforce pipeline for related industries and businesses by actively engaging with local enterprises.
1. Economic modeling and historical data—to illustrate how the project will boost the local economy by creating permanent production and content development jobs.
2. Money flow to local businesses in the Sunnyside community—e.g., studio space with direct ties to lumber/woodworking and carpentry, laundry facilities/dry cleaners, electrical work, and food procurement.
3. Sustained, qualified workforce through community partnerships—e.g., media-focused teen mentoring and workforce readiness programs, like Reel Works, and nonprofits serving minority students, like the award-winning Ghetto Film School.

East End Studios’ new Sunnyside campus will be a 340,000-sf, Class-A facility featuring four best-in-class, full-service, ground-floor soundstages spanning 91,250 sf. The 9,000-sf rooftop flex-stage, with 37’ clear heights, will offer sweeping views of the Queens, Brooklyn, and Manhattan skylines and ample outdoor gathering space. The approximately $235M investment is estimated to create 750 permanent jobs in production/content development and another 300 in construction.
Film and television production has been a cornerstone of NewYork City’s identity for over a century. Independent studios, like East EndStudios, continue to be at the forefront of distinguishing the city from other production hubs. Our client currently manages more than 2.7M square feet of production space and 38 best-in-class stages on five campuses in California and New York.
